    Seismic due diligence for a new continuing education instruction facility.

When a college transfer makes sense. Bellevue College was considering the purchase of a building to be used for classroom instruction and administrative space, but needed to know the expected seismic deficiencies first, as they planned to change occupancy characteristics of the building. Reid Middleton performed the seismic evaluation of this three-story, 47,000-square-foot, precast concrete tilt-up office building performed as part of a due diligence study done by Bellevue College during its acquisition of the building. Since the project involved changing the occupancy characteristics of the building, an important aspect was working with the City of Bellevue to negotiate permitting requirements according to the IEBC. Coupled with the ASCE 31-03 Tier 3 Seismic Evaluation, these helped Bellevue College assess the financial impact of meeting the city’s requirements for negotiating the real estate transaction.
