Transforming an outdated quarry into a bustling business center.

A fresh start. Rinker Materials was looking to start a new chapter for the 270-acre Rinker Quarry in southwest Everett, which had provided aggregate materials for construction in Snohomish County for decades but had reached the end of its life as a quarry. Reid Middleton provided master planning and design services to transform the site into the Mountain View Business Center and also provided planning and engineering services for various new tenants in support of the construction of more than 800,000 square-feet of commercial, office, and warehouse space in the business park. Site engineering design included 4,900 feet of new road construction and 4,300 feet of roadway reconstruction, including storm drainage; illumination; sidewalks and landscaping; 6,200 feet of 8″ to 16″ water mains; 6,200 feet of 6″ to 12″ sanitary sewer; 9,000 feet of 12″ to 48″ stormwater collection mains; and 4 acres of stormwater treatment ponds, including one regional pond designed to meet dam safety criteria. Part of the land was also donated to the city to become a City Park with bike trails, ball fields, and pet areas. The Mountain View Business park is now home to a variety of businesses, including anchor tenant Food Services of America as well as Jansport and Valley Electric.
