The seismic evaluation of this 3-story, 47,000 square-foot, precast concrete tilt-up office building was performed as part of a due-diligence study done by Bellevue College during their acquisition of the building. Since the project involved changing the occupancy characteristics of the building, an important aspect of the porject was working with the City of Bellevue to negotiate permitting requirements according to the IEBC. Coupled with the ASCE 31-03 Tier 3 Seismic Evaluation, these negotiations helped Bellevue College assess the financial impact of meeting the city's requirements for purposes of negotiating the real estate transaction.
